Our Resident Placement Services are designed to quickly
locate the quality resident and start the rental
process out on the right track.
Our marketing program is the best in the Lake Conroe area. We have an impressive track
record in placing quality residents. Most important is our reputation and professional staff. Our
ownership was recently awarded "Top Producer" designation by the Houston Association of Realtors;
this award is issued to less than 1% of the nearly 22,000 Realtors in the area. We have been known for
renting quality homes and professional management practices. Promotion efforts include media advertising,
rental brochures, attractive and professional signs, flyers, Multiple Listing Service (MLS) on the Houston
Association of Realtors' (HAR) website, and our web site. Available homes are showcased weekly to roughly
200 in-house real estate agents and RealtorŪ offices. Our rental brochures are sent to individuals on
relocation lists. We receive many inquiries by e-mail and have custom software that matches residents
with available homes. Our office is open Monday through Saturday 9:00 am to 5:00 pm. and by appointment
evenings and Sundays.

After a potential resident is located
we conduct an extensive screening process.
This process includes credit reports, reference
checks and personal interviews. Once an applicant
successfully completes the screening process we
negotiate the lease terms.

We execute the lease documents; collect
the security and/or pet deposit and the first month’s
rent. All contracts are comprehensive, clearly written, and
promulgated by the Texas Real Estate Commission (TREC) and/or prepared by
the Texas Association of Realtors (TAR). Our professional staff is expert
at explaining lease agreements and assisting new residents in understanding
their responsibilities under the contract; beginning with a clear
understanding of each party's responsibilities is essential to building and
maintaining an excellent rental experience.
Fees for Resident Placement Services.
Our Resident Placement fees are very competitive and are normally equal to
one month's rent. We contract our leasing services with our affiliate,
Yeargain & Associates Real Estate, and would be pleased to meet with you to
provide a quote for our services.
